Alexa is not important and it can easily be faked, but it can help you determine the amount of traffic the website gets. But again, it can easily be faked. I'd recommend checking revenue, traffic, ownership, domain expiration, hosting expiration(if not moving to your own server/s), scam history by Googling the owner and the website, etc.

When purchasing an exisiting website the things you should be taking a look at is how much the website earns each month, how many visitors it gets each month, the content on the website and how relevant it is to the niche of the website and also be checking for any problems with the domain. One important thing to check is the page rank.

Check the Domain name if its SEO rich that is good.
If the traffic of that site is 1k montly or more it is fine.
And if you know the topic of the website or its niche you will have no problem getting use to it.
How much it earn every month does it return your investment to it or not.

Domain name: how old is it? does it have keywords? Is it brandable?
Site age: how old is the website?
Monetization: what are the monetization methods on the site?
revenue: how much money the site is making?
Traffic: how much traffic the site is pulling:
Content: how much content does the site have?
