I personally hate marketing text like "This site has HUGE potential" etc. Explain how can people benefit from your site, how much traffic you get, copy GA stats, not just traffic graph, but graph that shows % of organic traffic and traffic from social media sites...

Be realistic with your price and that's it.

Agreed. Potential is worthless so don't base a price on "potential" because I could create a website and it "potentially" take out Facebook and be worth billions. Probability of that? Next to none.

What Flippa users like to see is:

  1. Google Analytics with high UV and impressions
  2. high income (1k+ per month) and make sure you put income int he title
  3. Featured and upgrades. This really helps get bids and increases your sale price

In order to sell on flippa, you need traffic and income on your website. You should also verify your traffic and earning so that selling chances increase.
You should also do on-site promotion (buying upgrades etc.) on flippa. This will increase the visibility of your listing.

If you are selling a website then it is not an ordinary website to fetch a good price. I think the buyer will look for the potential of the website. First is the design which for me is the most important. Next is the contents which can be improved but the existing contents should have substance. Third is the amount of traffic. I almost forgot that the domain name also has a value to be added to the worth of the website.
