Whether or not the buyer is genuine and not a scammer. That's pretty crucial.

But if you want to buy a good domain always check for how much organic traffic can the domain name drive
Make sure the page rank hasnt been faked, and also whether the site has ever been punished by Google...lot's of people get stung that way!

then how much earning of this website , real proof from seller
then you will have to decide for purchase the site
There are plenty of things worth checking. Here are some of the things I'd look for.
1. Authority of domain.
3. Analytics data.
4. Earning data.
5. Existing content and the affiliate linked content.
Those are the set of things I'd look for before buying the site. Make sure to get all possible data about the website. Like say webmaster tools. And check the warning. That should be more than enough for you to understand how that works out as well.
If you intend to buy a site the following must be considered:
The age of the site
it Alexa rank
What method of monetization is used on the site
Check the content or niche to be what you can handle
it search engine rank on google
Alexa rank is not important. It is only considered among those buyers who are not aware of the authority of website. Instead many people these days are focusing on Moz.com's domain authority and authority rank. Those are more real ranking than Alexa. Most of the alexa's ranking is based on the toolbar. So it's not real. It's more of fake data to be honest.
